Description
Position Objective
The Diocese of Kansas City-St. Joseph is seeking a Diocesan Construction Manager (DCM) who will provide oversight for the development of New Construction and Major Renovation building projects using the procedures and requirements outlined in the Diocesan Guidelines and in consultation across the applicable entities. Areas of responsibility include consultative services to parishes and schools including initial conceptual design, master planning/feasibility study through construction, warranty walk-thru and post-occupancy evaluation. This position is full-time based upon a work week of 40 hours.
Essential Functions
- Support leadership, including building committee where applicable, through the planning process including contractor selections, budget considerations, recommendations from the Office of Divine Worship, and overall efficacy of the design.
- Assist in the selection and engagement of key professionals to ensure the project will be completed in an effective and efficient manner.
- Attend various meetings throughout the construction phase to support the location and the Diocese.
- Assist in the preparation of various contracts for design professionals, construction managers and general contractors.
- Review all invoices and Applications for Payment for credibility and compliance with Contracts. Make recommendations for payment as appropriate.
- Assist the Diocesan Building Commission in a peer review of drawings and specifications during all design milestones (SD, DD, and CD) to ensure compliance with Diocesan Guidelines.
- Assist the Diocesan Building Commission in evaluating and making recommendations as to prospective architects and contractors to be included on the Diocesan pre-qualified list.
- Assist Diocesan Facilities Manager in preparing Plans, Specifications, and Request for Proposals (RFP) for smaller projects including roof replacement, window replacement, demolition, etc.
- Manage electronic document filing system and drawing archives
- Works with local jurisdictions in land use issues and permit procurement
- Review Change Orders from the standpoint of need, cost for value received, compliance with contractual agreement, compliance with project budget.
- Shall be available as a resource in answering questions and solving problems that may arise during project planning, design, and construction.
Requirements
Knowledge, Skills, and Abilities
- Strong organizational and management skills
- Strong communication skills (spoken, written, presentation)
- Ability to take the lead making difficult decisions
- Ability to work with all levels of Diocesan Administration, pastors, principals, parish business managers, volunteer building committees, architects, engineers, and contractors
- Ability to adhere to established policies and procedures
- Ability to evaluate, negotiate, and execute contracts for design services and construction contracts
- Must be able to demonstrate a high level of integrity and professionalism
- Promote a sense of collaboration and teamwork; share information and learning; keep others informed to help promote Diocesan strategy and goals
Qualifications
- Bachelor’s degree in Architecture, Engineering, Building Science, Construction Management, or related field
- 7-10 years’ experience managing multiple design and construction projects
- Ability to read, interpret and understand surveys, legal descriptions, construction drawings and specifications
- Rudimentary understanding of Project Delivery Methods including Traditional Design-Bid -Build; Design/Build and Construction Manager as Constructor.
- Extensive knowledge of Contract Administration including a rudimentary understanding of the AIA Contract Documents for the Project Delivery Methods used by the Diocese
- Proficiency in Microsoft Office (Word, Excel, Power Point, Microsoft Project, or similar project planning software)
- Experience in Procore Construction Software is a plus
Physical Requirements
- This role may require site inspection work including walking construction sites, climbing roof/attic access ladders or scaffolding
