Overview:
General Summary of the Position
The Property /Project Manager will be responsible for the oversight and management of the Diocesan properties as assigned. In addition, the Property/Project Manager will work with the construction professionals and participate in the conceptual development of a construction project, ground leasing and oversee its organization, budgeting, scheduling, and implementation from mobilization through closeout ensuring the contractual expectations relative to the objectives, goals, and specifications of the project are fulfilled.
Responsibilities:
Essential Duties and Responsibilities of the Position
– All duties of this position will be required to manage the properties identified through the DOD policies and procedures (i.e. Construction policy, Finance policy, etc.).
– All contracts associated with this position require the approval of the Chief of Staff as well as the approval of legal counsel.
– Develop and maintain a thorough understanding of the provisions and requirements of all contract documents, including plans, specifications, tenant contracts, and purchase orders applicable to identified properties.
– Develop and maintain project schedules and direct its long-term planning and execution.
– Track project costs in order to meet budget.
– Manage relationships with all stakeholders related to the project and properties assigned.
– Establish premises and project objectives, schedules, and performance standards in accordance with organizations objectives/policies and procedures.
– Ability to communicate effectively with, vendors, tenants, etc.
– Maintain open communication with all other support personnel and contractors involved with the upkeep of the property and construction projects as assigned.
– Prepare contracts and negotiate revisions, change orders, and additions to contractual agreements with Architects, Engineers, General Contractors, Consultants, and Vendors.
– Prepare and submit budget estimates, progress reports, and cost tracking reports.
– Plan, organize, and direct activities concerned with the construction and/or demolition of facilities in concert with the Director of Facilities and Maintenance and Director of Construction, Real Estate and Leasing.
– Manage and enforce safety standards and regulations to mitigate, prevent and resolve risks and emergencies within all scope of the project(s)/properties assigned.
– Monitor construction and ensure project is built on schedule and within budget.
– Adjust schedules and targets on the project as needs or financing for the project change.
– Prepare monthly billing for assigned projects and coordinate with accounts receivable department to ensure timely payment on all assigned projects.
– Ensures City violation notices are addressed in a timely manner pertaining to properties/projects assigned.
– Other duties as assigned.
Qualifications:
Position Requirements
Knowledge, Skills and Abilities:
– Bilingual (English/Spanish preferred)
– At least 10 years combined experience in architecture, facility management, management of construction or real estate management.
– Working knowledge of project management.
– Extremely WELL ORGANIZED
– Self-starter, service oriented and must be able to work autonomously.
– Proven ability to complete projects according to outlined scope, budget, and timeline
– Working knowledge of email, Microsoft Excel and Microsoft Word.
Education and Experience:
– College degree or equivalent in related fields; Engineering, Architecture, Management
– Construction project management AND facility/property management experience preferred
Special Requirements:
Flexible work hours
- Available to work weekends and after hours
- Must be able to provide a personal vehicle to transport large items when needed
Physical Requirements Specific to the Job:
- Able to lift 50 pounds
- Able to work on elevated platforms and ladders

Pay Range: USD $120,000.00 - USD $130,000.00 /Yr.
