ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Part Time: 7 – 29 hours per week
- Reports to the Operations and Property Manager
- Uphold the mission and Catholic values of Queen of The Clergy Residence.
- Responsible for maintenance and repairs of all building structures infrastructure.
- Replaces light bulbs, smoke alarm batteries, and repairs minor & major room issues.
- Participates in the operation & maintenance of boilers, water heaters, and pump rooms.
- Responsible for trash collection, separation of recyclables and maintenance of trash area
- Maintains interior, exterior painting: repairing, caulking, priming, painting, ladders required.
- Perform preventative maintenance for ice machines, refrigerators, kitchen equipment, laundry equipment, HVAC, guestrooms, meeting rooms and whirlpool tubs.
- Perform plumbing repair, laundry equipment repair, preventative maintenance on all exhaust fans and supply; monitor energy conservation; repair vacuum cleaners and any other small equipment upon request.
- On request, patrol and monitor building hallways, common areas, grounds, and parking lots. Inspect and monitor the security of doors, windows, and exits.
- On request, check residents’ rooms; monitor calls for aid and fire alarms.
- Respond to alarms, investigate, communicate with alarm company, authorities, or residents as needed.
- Assist during crisis situations or emergencies, directing and guiding residents to safety.
- Assist police and other emergency responders as necessary. Aid people in need.
- Assist during routine drills including fire and lockdowns.
- Maintain strict confidentiality of operations and resident matters.
- Arrive to work promptly, regularly, and perform duties consistently and accurately.
- In winter, assists with snow plowing and sidewalk snow removal. May operate snow blower, placing safety cones, spreading salt, sand as needed. Remove snow from resident’s cars and assist in moving cars to designated areas cleaned of snow.
- Guide residents safely entering, exiting the residence, and during hazardous conditions.
- Maintain cleanliness of laundry room and basement areas. Clean equipment as needed, vacuuming dryer lint screens and sump pumps for fabric build up as needed.
- On request, perform kitchen cleaning duties on equipment, removing mats, mopping floors, cleaning grease trap and disposing of waste materials, and other assigned tasks.
- On request, aid resident drivers with their car i.e., cold battery start, frozen key-lock assist. Assist in carrying packages to and from residences and cars as needed.
- On request, drives to local stores to procure building materials as well as to chauffeur residents to attend Masses and necessary appointments.
- Maintain all supplies, storage closets and housekeeping carts as needed.
- Ability to troubleshoot resident plumbing problems, i.e., stop running toilet, temporary leaks, overflows, while on duty.
- Attend all scheduled staff meetings and assists in fire drill or emergency simulations.
- Change resident lite bulbs, smoke, or carbon monoxide alarm batteries as required.
- Ability and knowledge in responding to outages. Location of breaker panels and reset.
- Other duties as assigned.

- Black or khaki pants
- Appropriate crew-neck t-shirt with sleeves
- Safety work shoe or boot with rubber sole
- Neat, groomed hair
- Modest jewelry that does not interfere with safety protocols
REQUIRED EXPERIENCE, EDUCATION AND QUALIFICATIONS
- High School Diploma or GED, trade school preferred.
- 3-5 years related prior experience; experience of trades, plumbing, electrical, or carpentry preferred.
- Familiarity with cleaning/janitorial equipment supplies and their safe use.
- Ability to effectively communicate and maintain cooperative relationships with residents, staff, vendors, and visitors fostering their welfare, safety, and care for their home.
- Must be able to work independently and function with limited supervision.
- Flexible style prepared for daily tasks/duties as required by unexpected situations arising in a home for senior retired men.
- Ability to exercise good judgment and make sound decisions.
- Must have a valid Drivers’ License and dependable means of transportation.
- Must practice good grooming standards.
- Must have strong situational awareness and an ability to analyze conditions and apply common sense, and urgency to resolve problems and protect residents.
- Ability to understand and carry out oral and written instructions.
- Ability to maintain a safe work environment and conducts all tasks in accordance with safe work standards.
- Excellent attendance and ability to be at work on time as provided by the work schedule.
- Strong interpersonal skills for communicating with fellow employees, residents, vendors, and visitors.
- In contact with cleaning, dishwasher, and other chemicals in performing responsibilities.
- Continuous physical effort is required, frequent bending, walking, and standing.
- Ability to lift/transport up 29 pounds on a regular basis.
- Ability to lift/transport 30-50 pounds on an occasional basis.
