GENERAL STATEMENT OF DUTIES:
The Facility Manager collaborates in the effective operation of a Catholic education program by supporting the goals and spirit of Catholic education in general and the school programs in particular; ensuring an effective instructional program; continuing in professional growth; encouraging student educational growth.
ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES:

The Facility Manager is responsible to oversee and lead the operation, maintenance, and cleaning of the physical facilities of the school including buildings; associated electrical and mechanical systems; heating, air conditioning, and plumbing systems; and grounds. This position works closely with academic and administrative leaders to ensure that school expectations for the condition of the physical campus are met within the allocated budget. This position works closely with campus planning groups to develop annual and long-term plans and budgets. This position also requires to perform hand-on duties such as inspecting and repairing stuff.

III. PROFESSIONAL RESPONSIBILITIES
The Manager shall oversee the general physical operation of the school (including but not limited to the Grade School and High School campuses) which shall include the supervision of all facility maintenance personnel and service providers. The Manager will:
A. Manage all aspects of physical plant projects from concept through completion including coordinating activities, assigning contractors/inspectors as well as monitoring project progress, cost, and quality, and resolving problems that arise.
B. Prepare operational budget for fund requirements and continually monitor expenditures to assure that funds allocated are effectively utilized.
C. Prepare and maintain operational plans. Monitor and report on targeted benchmarks.
D. Lead and provide oversight for planning and executing all small and large capital building projects that include new construction and renovation.
E. Prepare personnel staffing requirements and supervise staff in operational and administrative functions.
F. Develop and implement safety and training programs for physical plant staff and physical security of both campuses.
G. Serves as a liaison with the Board Facilities Committees and develops long range maintenance and capital improvement projects for the Board’s consideration.
H. Maintain and record keep all plans (blueprints, etc.), facility documentation, vendor relationships and agreements.
I. Work closely with all service providers to ensure scope of work is being performed per contact.
J. Perform regular property inspection of the facilities and maintain a property inspection log.
K. Develop emergency and evacuation procedures and conduct emergency response practice drills.
L. Oversee physical security of the properties.

V. MINIMUM QUALIFICATIONS
A. Bachelor’s degree in construction, engineering, project management or related field
B. Three years managerial experience in the maintenance field
C. Valid Hawaii driver’s license
D. Demonstrated knowledge of leading capital project planning and management including early estimator skills, budgeting, planning, construction, and renovation
E. Experience in overseeing facilities operation.
F. Hands-on technical experience in one or more functional areas (electrical, mechanical, woodwork, etc.)
G. Familiarity with facilities, work order management systems and current desktop software.
H. Experience with continuous improvement initiatives and practices of a complex facilities operation.
I. In-depth knowledge of and experience in troubleshooting chilled water air conditioning, electrical, and plumbing distribution systems.
J. Ability to read architectural, electrical, and mechanical plans.
K. General knowledge of applicable laws and regulations (i.e., OSHA, Fire Safety Codes, ADA, EPA, Hawaii Labor, etc.).
VI. PHYSICAL REQUIREMENTS
Heavy physical effort is required. While performing the duties of this job, the employee is required to stand, walk, talk, reach, sit, hear, handle, and perform repetitive motions of the hands/wrists. May need to climb stairs and ladders; lift, carry, push and/or pull items up to fifty pounds. Must be able to respond effectively to emergency situations. Frequent prolonged standing/walking, push/pull or move/lift heavy equipment and supplies; manual dexterity and mobility with occasional reaching, stooping, bending, kneeling, and crouching; specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
VII. WORKING ENVIRONMENT
Exposed to hazards from electrical/mechanical/power equipment; may be exposed to odorous and/or toxic chemicals; subject to burns and cuts; subject to injury from moving parts of equipment; subject to allergic reactions from plants and/or chemicals; works in precarious or high locations (ladders, scaffolding, etc.); occasionally subjected to irregular hours; occasional pressure due to multiple calls and inquiries; work may be performed in cramped or awkward positions; occasionally works in outside weather conditions; exposed to moderate noise levels in the work environment.
VIII. SUPERVISION
Exercises working supervision over the Lead Maintenance Worker, Maintenance Workers, and volunteers, as necessary.
