Position Title: Facilities Manager
Location: St. Joseph Catholic Church, Corydon - Church and School (as needed MPB & St. Peter Chapels) Status: Full-time - (Core hours 6:45 a.m. - 3:45 p.m. M-F)

Reports to: Business Manager
Supervises: Volunteer Grounds and Maintenance Committees
I. Primary Functions:
Provides routine maintenance for the buildings (parish and school) and grounds including semi-skilled carpentry, plumbing, boiler, electrical, and other minor repair work. Grounds work includes raking, pruning, ice and snow removal, and other simple buildings and ground maintenance. Performs cleaning, facility setup, hauling, and moving of equipment. This position must exercise discretion and professional confidentiality, requires good communication skills, and the ability to work well with staff members, volunteers, and vendors.
II. POSITION CONTENT
A. ESSENTIAL FUNCTIONS
• Assemble and supervise maintenance and grounds committee.
• Maintains and oversees HVAC, building environment, air quality, mold prevention in older buildings with fans and window air conditioner units, and keeping filters cleaned on a regular schedule.
• Monitor water softeners and water heaters including ordering and replenishing salt
• Ability to take proper care and maintenance of the old steam boiler heating system.
• Replace electrical receptacles, switches, lighting fixtures, florescent tubes, and ballasts while understanding of power loads and basic electrical codes.
• Maintenance of Parish Hall - stripping floors, waxing, and buffing as needed.
• Set up and clean up for/after Funerals, school/parish events, and hall rentals including assistance with parking and other general duties
• Maintain outdoor building and ground - gutters, growth, vegetation, and pest control.
• Identifies maintenance issues that can be handled in-house versus those that should be referred to a professional while coordinating with the Safety Lead.
• Conduct a daily walk-through of the campus (inside and out) before school starts:
turning on lights and unlocking doors if needed
Maintain parking lot - remove trash, debris, and ice (salt as needed).
Tending to areas of concern, replenishing janitorial supplies in the restrooms
Light cleaning of restrooms, removing trash as needed, checking water softeners, boiler. Check for issues such as leaks, temperature control, pests, etc.
• Conducts weekly duties of:
o Mop/Dust/sweep the gymnasium floor o Routine maintenance of church property, buildings & equipment o Trash removal
• On an as needed basis: o Arranges and schedules, repairs and installations.
o Maintains an inventory of needed supplies - lighting, ballasts, ceiling tiles, roof tiles, nuts, bolts, etc.
o Maintain grounds - trimming, picking up limbs, cleaning gutters, raking leaves, weeding
o Oversee or perform Pest Control o Oversee after-hour deliveries o Oversee any Renovations/Construction o Oversee the Security of campus
• Annual maintenance of Parish Hall - stripping floors, wax, and buff as needed. Clean walls, furniture, windows, and blinds as needed.
• Annual renewal of elevator and boiler certificate
• Annual inspections of fire extinguishers and emergency exit signs
• Other duties as necessary to ensure the efficient functioning of the School and Parish.
III. POSITION SPECIFICATIONS/REQUIREMENTS A. SKILLS, KNOWLEDGE, AND/OR ABILITIES
• A general understanding of plumbing fixtures and functions.
• General knowledge of carpentry
• Good organizational and planning skills
• Ability to organize and manage workload to meet deadlines
• Ability to manage multiple employees in an effective manner
• Good interpersonal skills
• Self-motivated. Ability to work with minimal supervision
• Willingness to foster the Church's mission
B. Education, Training, and/or Experience
• High School Diploma, GED, or equivalent combination of education and work experience that allows the employee to perform the required work
• Must be able to understand and comply with the Archdiocese of Indianapolis Code of Conduct
• Must be able to successfully complete the Archdiocese of Indianapolis Child Safety Training
• Background and screening required
• Valid driver's license required
IV. Working Environment
• Work is performed indoors and outdoors. Possible exposure to weather and temperature changes.
Possible exposure to cleaning chemicals and bodily fluids.
• Requires climbing on ladders, standing, or walking for long periods.
• Weekend and evening hours as needed.
• Ability to lift up to 50 pounds frequently, reach, bend, stoop, kneel, climb ladders, and stand for extended periods.
• Some travel to and from Chapels.
