SUMMARY: The General Maintenance Worker III oversees the maintenance and repair operations of an efficiency apartment complex serving formerly homeless adults. This position ensures that all units, common areas, and the surrounding property are safe, functional, clean, and well-maintained, while adhering to agency policies, HUD standards, and regulatory compliance. Responsible for keeping the properties in a safe condition adhering to safety standards and operating equipment in a safe and responsible manner
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Maintenance Oversight & Repairs:
- Perform regular and preventative maintenance, including plumbing, carpentry, electrical, and HVAC/AC repairs.
- Supervise vendors and contractors, including landscapers, plumbers, and others, to ensure quality work and adherence to contracts.
- Repair and maintain structures, such as cabinets, partitions, furniture, flooring, locks, doors, and roofs.
- Paint building interiors, exteriors, and furniture; pour and finish concrete as needed.
- Perform electrical repairs, including replacing switches and wiring.
Facility Cleanliness & Preparedness:
- Maintain cleanliness of all common areas, laundry rooms, halls, community centers, offices, grounds, and parking lots.
- Clean vacant apartments, including painting, carpet and floor cleaning, and general preparation for new residents.
- Remove trash and ensure proper cleaning of trash rooms.
- Decorate interior and exterior spaces per manager guidance.
Operational Tasks & Record Keeping:
- Track daily work orders, preventative maintenance, and tool/part inventory using computer systems.
- Submit weekly maintenance and work order reports to the Housing Manager.
- Monitor maintenance schedules for appliances (e.g., refrigerators, ranges, A/C units) and ensure timely repairs.
- Set up common area rooms for group events as requested.
Compliance & Inspections:
- Keep up-to-date records of OSHA regulations, Material Safety Data Sheets (MSDS), HUD regulations, Fair Housing, Section 504, and ADA compliance.
- Participate in all apartment and property inspections, addressing findings promptly.
- Initiate and maintain procedures for MSDS compliance.
Landscaping & Groundskeeping:
- Oversee all yard work, including mowing, trimming, maintenance of planted beds, and sprinkler system upkeep.
Budget & Policy Coordination:
- Collaborate with the Housing Manager on maintenance budgets, policies, proposals, contracts, and bids.
- Estimate materials, labor, and time for projects to ensure efficient resource allocation.
OTHER RESPONSIBILITIES:
- Complies with all applicable training requirements.
- Complies with all company safety, personnel and operational policies and procedures.
- Complies with work schedule to ensure effective operations of Agency programs.
- Contributes positively as a member of a productive and cooperative team.
- Participates in Agency Performance Quality Improvement (/PQI) program and Accreditation/Reaccreditation process.
- Performs other duties as necessary to fulfill Catholic Charities Diocese of St Petersburg, Inc. Mission.

- Thorough understanding of safety standards and best practices across trades, including electrical, plumbing, HVAC, and carpentry.
- Knowledge of work safety practices, standards, and compliance requirements (e.g., OSHA, HUD regulations).
- Ability to maintain focus and efficiency when shifting between tasks or responding to interruptions.
- Demonstrated ability to follow oral and written instructions and work effectively with limited supervision.
- Commitment to providing high-quality services in a cost-effective manner.
- Aptitude for maintaining a professional demeanor while addressing tenant concerns and property needs.
EDUCATION AND EXPERIENCE:
- High school diploma or equivalent required.
- Minimum of 3 years of experience in general maintenance, including HVAC, plumbing, carpentry, and electrical work.
- Familiarity with HUD housing regulations and OSHA standards preferred.
- Strong computer skills for tracking work orders and maintenance schedules.
- Excellent problem-solving and communication skills.
- Experience and training in all areas of general maintenance.
