Facilities Manager for Upper East Side

ABOUT THE POSITION
The goal of this position is to promote the various missions of the Dominican Order on the Upper East Side of New York City by keeping the buildings clean, orderly, functioning efficiently, and in a state of good repair. This will require overseeing some of the staff of the parish, priory, and Holy Name Building, continually looking for ways to maintain and improve the physical plant, personally taking on maintenance projects when possible, and vetting, retaining, and coordinating outside contractors.

RESPONSIBILITIES
-Supervising and maintaining the schedule for the cleaning and maintenance staff of the Holy Name Building, currently one full-time employee and one part-time employee.
-Supervising and maintaining the schedule for the cleaning and maintenance staff of the Priory of Saint Vincent Ferrer, currently one part-time employee.
-Supervising and maintaining the schedule for the cleaning and maintenance staff of the Parish of Saint Vincent Ferrer and Saint Catherine of Siena, currently three full time employees, and two part time employees.
-Overseeing the physical plant of the two church buildings of the parish (Saint Vincent Ferrer and Saint Catherine of Siena), the priory of Saint Vincent Ferrer, and the Holy Name Building. This involves actively identifying maintenance issues and seeking new ways to improve the physical condition of the buildings and efficiency of operations.
-Ensuring that facilities are in compliance with relevant building codes and local laws.
-Obtaining bids and supervising outside contractors.
-The employee handbook of the provincial office will provide the governing employee guidelines for this position.
EDUCATION, EXPERIENCE, AND SKILLS
-Have at least 5 years prior experience in building and equipment maintenance.
-Knowledge of basic electrical, plumbing and HVAC equipment, systems and operations.
-Experience and ability in supervising others.
-Experience and aptitude in soliciting, engaging, and verifying the work performed by outsourced contractors for maintenance, repairs, and capital improvements (electrical, plumbing, HVAC, building exterior, and other mechanical and building systems).
-Ability to manage contracts and invoices.
-Be able to safely operate and maintain basic power tools.
-Be in good physical health (ability to transfer weight up to 50 pounds).
-Ability to speak, hear, smell, and exercise visual acuity.
-Ability to climb and work from ladders.
-Ability to walk from St. Vincent Ferrer Church to St. Catherine of Siena Church
-Have the ability to carry out instructions given in English; written and oral.
-Be respectful, punctual, trustworthy, conscientious and proactive.
-Have reliable transportation to work.
-Applicant must have two positive references.
-If not a citizen of the U.S., applicant must possess and present a current and valid work permit.
-The ability to speak Spanish is beneficial, but is not required.
IMPORTANT NOTES
The base salary for this position is $100,000. Exceptions to this can be made for exceptional candidates. The position also includes health and retirement benefits.
Work hours: Generally, the position will require 40 hours of work per week, Monday through Friday. However, additional hours and flexibility will be required if there are time-sensitive issues with the facilities.
The Economic Administrator is the direct supervisor of the Facilities Manager, although the Facilities Manager will need to interface with the Business Manager of the churches and the Prior of the priory to learn their specific needs.
