POSITION SUMMARY:
Responsible for performing maintenance, purchasing of spare parts, organization of stocked materials and other miscellaneous duties to ensure that all properties, buildings and facilities are functionally maintained. Duties include, but are not limited to electrical repair, plumbing repair/installation, dry wall repair, snow removal, appliance diagnosis/repair. Lead for maintenance technician team and contact for Janitorial Contracted services.
CRITICAL SKILLS/QUALIFICATIONS:
- Must demonstrate good interpersonal and communication skills to be able to interact and work effectively and cooperatively with all people (administration, faculty, staff, students, parents, Property Committee and other committee meetings, etc.).
- Must be self-motivated and prompt in performing tasks and can work independently and demonstrate initiative to act without being asked. Ability to manage multiple tasks and priorities with frequent interruptions utilizing time management, organizational and prioritization skills and perform duties and tasks at expected levels of professionalism.
- Must have an electrical/mechanical aptitude and be observant of any existing or potential issues that might result from ‘wear and tear’ of the facilities worked in. Must take the initiative to diagnose and repair defects; and recommend preventative measures to minimize any future occurrences.
- Basic understanding of electrical, HVAC and plumbing systems, carpentry and cabinetry skills. Possess the ability to perform minor repairs. Ability to understand floor plans, blueprints and building systems.
- Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the Facilities Manager.
- Must be able to withstand constant exposure to climate change, working outdoors.
- Need to have computer knowledge and skills, including MS Office, Word and Excel.

- Be present at key functions and special events beyond normal office hours, as required. Maintain safe access to buildings and grounds through weather emergencies. Must be on call and available for emergencies.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- 1. Parts and Supplies (Purchase, Inventory, Organize)
- Order parts and supplies for maintenance dept as needed
- Record spending via documentation and proof of purchase (receipts)
- Divide costs between school/church as necessary, report to Controller (Natalie Schuler)
- Inventory/organize maintenance supplies in school boiler room and maintenance shop to anticipate needs before stock runs out
- Keep boiler room and maintenance shop neat, clean and organized so finding parts and supplies is not a hassle
- 2. Maintenance
- Assess, repair and/or upgrade electric, lighting, plumbing, HVAC, roofing, doors, and various other items and systems
- Drywall repair and painting as needed
- Keep hand tools, power tools, aerial lift, and cleaning equipment (vacuums, scrubbers, buffers) in good working condition, repair when necessary
- Repair broken kneelers in church and adoration chapel
- Know locations of and how to operate primary utilities shut off in case of emergency
- 3. Scheduling Vendors
- Schedule and meet with vendors as needed for services at school and church
- Ensure they have access to necessary areas of campus
- Remain with them (in most cases) while work is completed, or be available should they have questions or issues
- Ensure work was completed to CTK/CKS standards
- Keep detailed records of vendor visits “who, what, when, where, why” for future planning and vendor assessment
- Meet with regularly scheduled vendors (DC elevator, Pest control, etc.)

- Review Calendar/Coordinate Setups
- Review calendar daily for setups in church and school
- Communicate each setup to maintenance team via shared calendar and verbally to secure team members to complete setup timely and properly
- Work in conjunction with CTK Hospitality Coordinator (Rachel O’Neill) and event organizers to ensure events do not overlap and that there is enough time between events complete cleanup & setup
- For weekend events, ensure there is someone assigned to the event for set up and cleanup
- Maintain order and neatness of chair/table closets in Hehman Hall and PLC – make note of damaged tables or chairs
- Preventative Maintenance
- Complete monthly preventive maintenance checklist for fire extinguishers
- Inspect, change and record HVAC filters as well as maintain sufficient backstock
- Regularly check O’Neill Center roof for clogged gutters – remove leaves and debris
- Check for wet or damaged ceiling tiles indicating roof leaks
- Regularly check doors for damage, drags, noisy hinges, sticking locks, etc.
- Inspect playground often for damaged equipment, low mulch, and all other safety hazards and concerns
- Janitorial
- Check bathrooms daily for paper stock, cleanliness, and working facilities
- Empty trash daily around campus, especially Hehman Hall, PLC, adoration, sacristy hallway, and other areas which night crew does not hit
- Vacuum carpets daily in Hehman Hall, PLC-A, adoration entrance
- Mop tile floors in Hehman Hall, PLC and adoration as needed
- Keep windows and glass doors clean and smudge-free daily
- Assist with janitorial emergencies and major cleanups as needed
- Miscellaneous
- Deliver “Bookstore” packages that arrive at O’Neill to Gift Shop
- Deliver maintenance packages from O’Neill to Maintenance Office or Shop, open and stock in timely fashion
- Coordinate with Patric Omahoney for candle deliveries, stock candles in sacristy hallway
- Put out church bulletins each Friday
- Perform ice and snow removal on walkways and steps leading to the church, school, office and rectory when necessary; ensure safety of parishioners, students and employees during winter months by constant removal of snow and salting. This may require coming in earlier than scheduled start time.
- Assist occasionally with early arrival shipments of supplies; assist with heavy lifting and carrying of various supplies between school, church and rectory.
- Assist with seasonal set up and decorating for parish and school events (i.e. Christmas, Easter, etc.).
- Inspects facilities for the purpose of ensuring the site is suitable for safe operations and maintained in a functional and presentable condition, and identify any repairs that may be necessary due to vandalism, equipment breakage, weather conditions, etc.
- Assists in the organization of closets and storage areas. Services machinery/equipment (e.g., adjusting, cleaning, and oiling vacuum cleaners, scrubbers, buffers, etc.) for the purpose of maintaining equipment in good working conditions. Also change brushes, pads, rollers, etc. for equipment.
- Ensure safety by maintaining and checking all lighting fixtures to include changing bulbs of the high bay fixtures and ceiling repairs in the church and gymnasium. Requires use and operation of aerial lift equipment.
- Knowledge of how to operate all primary utilities and locations of shut off in case of emergencies (i.e. Security, natural gas, water, electric, etc.)
- Complete and maintain regulatory inspection forms, including the research, understanding and creation of all new regulatory, health, safety and environmental inspection needs.
- Knowledgeable in inventory control procedures to minimize waste. Must be able to research replacement parts for cost effectiveness and maintain an accurate parts inventory.
- Assist the Facilities Manager and other parish personnel in the development of contractual arrangements with vendors and suppliers.
- Dress Code: Maintenance Technician will wear jeans and/or khaki work pants with a collared shirt. Certain exceptions can be made given the type of work and work environment for the day (ex. Coveralls for outdoor tasks in cold weather).
Assist with special projects determined by the Facilities Manager.
- Performs other duties as assigned.
WORK ENVIRONMENT:
Indoor and outdoor, at times required to work under inclement weather conditions; Normal Work Hours are 7:30 AM – 4:30 PM. Evening and weekend work may be required from time to time, as needed. Employees must be able to work in tight quarters (i.e. storage closets, elevators, confessionals, baptisteries, dusty crawl spaces etc.) and be on-call for emergencies. Holiday calendar for this position will be distributed prior to the next calendar year.
PHYSICAL DEMANDS:
Primary functions require sufficient physical strength and stamina. Employees must be able to lift up to 50 lbs. unassisted, for the duration of up to 10 minutes at a given time. Additionally, the employee must have endurance to work outdoors in fluctuating/seasonal temperatures repairing any items that require attention for up to 7.5 hours each day. Employees understand that he/she will be on their feet most of the day. Reasonable flexibility is required to successfully complete repair work needed in spaces that are not easily accessible or occupied. Must be able to climb and work from multiple ladder configurations, scaffolding; including but not limited to bell towers and other high elevation points.
