Position Summary: The Director of Operations and Maintenance (DOM) is responsible for overseeing all operational and maintenance functions for The Basilica of Saint Peter’s multi-building, city-block complex, which includes both parish and parochial school facilities. The DOM ensures the efficient, safe, and compliant operation of all buildings and grounds, leading both paid staff, volunteers and contractors, and directly supporting parish events and liturgical celebrations. The DOM reports to the Rector of the Basilica.

Key Responsibilities:
Facilities and Grounds Management
· Direct all day-to-day maintenance activities for parish and school buildings, including scheduling, prioritizing, and performing repairs and preventive maintenance for electrical, HVAC, plumbing, and structural systems.
· Oversee groundskeeping, ensuring that landscaping, parking areas, and outdoor spaces are safe, attractive, and well-maintained.
· Supervise and/or perform repairs and maintenance on various equipment and facilities as needed, including hands-on work for basic repairs.
· Develop and execute annual and long-term maintenance plans for buildings and grounds, including capital improvements and preventive maintenance schedules.
· Ensure all facilities are ready and properly set up for parish-hosted events, school functions, and liturgical celebrations.
Operational Systems Oversight
· Manage and oversee the operation and maintenance of computers, connectivity, temperature, alarm, and lighting control systems for all buildings.
· Oversee security systems, including security cameras, access controls, and alarm systems; respond promptly to facility alarms and system failures.
· Coordinate and supervise all contracted services, including custodial, security, IT, and specialized maintenance vendors; obtain bids and ensure contract compliance.
Compliance and Risk Management
· Ensure compliance with insurance requirements, health and safety standards, and all applicable civil and diocesan regulations.
· Coordinate annual inspections with diocesan risk management and maintain records of inspections, repairs, and compliance documentation.
· Maintain up-to-date knowledge of relevant codes, regulations, and best practices for facility operations and safety.
Team Leadership and Staff Management
· Lead, supervise, and support a team of paid maintenance/operations staff and volunteers; assign work, provide training, and conduct performance evaluations.
· Recruit, onboard, and train new staff and volunteers in operational procedures and safety protocols.
· Foster a collaborative, respectful, and Christ-centered work environment in alignment with the core values of the parish and diocese (respect, collaboration, integrity, and Christ-centeredness).
Administrative and Financial Oversight
· Develop and manage the operations and maintenance budget; monitor expenses and authorize expenditures within parish guidelines.
· Maintain inventories of supplies, equipment, tools, and operating manuals; ensure proper purchasing and cost control measures.
· Oversee columbaria sales, recordkeeping, and compliance with relevant regulations.
Event and Liturgical Support
· Provide logistical and facilities support for parish events, school activities, and all liturgical celebrations, including setup, breakdown, and technical assistance as needed.
· Coordinate with clergy, staff, and ministry leaders to ensure facilities meet the needs of all parish and school programs.
Education Requirements/Position Qualifications:
· Demonstrated experience (preferably 5+ years) in facilities management, operations, or maintenance, with supervisory responsibility over staff and/or volunteers.
· Strong working knowledge of building systems (HVAC, electrical, plumbing, security, IT, etc.) and hands-on repair skills.
· Experience managing budgets, contracts, and compliance with insurance and regulatory requirements.
· Excellent communication, leadership, and interpersonal skills; ability to work collaboratively and respectfully with clergy, staff, volunteers, and vendors.
· Commitment to the mission and values of the Catholic Church; ability to support and uphold the faith-based mission of the Basilica and its school.
· High school diploma or equivalent required; vocational/technical training or relevant certifications preferred.
· Ability to work flexible hours, including evenings and weekends, to support parish and school events as needed.

Working Conditions
· The role involves a combination of office-based administrative work and hands-on maintenance activities throughout a multi-building complex, including both parish and school facilities.
· Work is performed both indoors and outdoors, requiring exposure to all types of weather and temperature conditions, including rain, heat, cold, and humidity.
· The Director may need to access confined spaces, work from heights (such as ladders or rooftops), and occasionally be present in areas with dust, grease, fumes, and potentially hazardous chemicals or solvents.
· The work environment can vary from quiet office settings to locations with moderate to loud noise levels, such as mechanical rooms, construction sites, or during use of power tools and equipment.
· The position requires flexibility in scheduling, with the need to work irregular hours, evenings, weekends, and to be on-call for emergencies (such as equipment failures or urgent repairs).
Physical Requirements
· Sufficient physical ability and mobility are required to:
· Stand or sit for prolonged periods.
· Walk long distances around campus and between buildings.
· Bend, stoop, squat, kneel, crouch, crawl, and reach overhead, above the shoulders, and horizontally.
· Climb ladders and balance at heights.
· Operate manual and power equipment common in the construction and maintenance trades.
· The ability to lift, carry, push, or pull objects weighing up to 50 pounds is commonly required; occasionally, heavier lifting (up to 75 pounds) may be necessary, often with team assistance.
· Dexterity of hands and fingers is required to operate computers, office equipment, and tools.
· Normal vision and hearing (with or without correction) are necessary for reading, communication, and safety.
· The role may involve exposure to moving mechanical parts, risk of electrical shock, vibration, and working near heavy equipment.
· Regular verbal communication is needed to coordinate with staff, vendors, and parishioners.
