Brief Job Description: The Building Maintenance/Janitor performs a variety of semi-skilled manual work in the maintenance, repair, and energy management of buildings and properties. Additionally, the Building Maintenance/Janitor is responsible for cleaning, garbage removal, lawn care, and snow removal.

Essential Duties & Responsibilities:
• Performs and/or assists with the work of carpentry, plumbing, painting, masonry, mechanical, and minor electrical work within the buildings for the parish.
• Repairs toilets, plumbing fixtures, and equipment.
• Repairs fixtures, floors, cabinets, desks and tables.
• Repairs switches, replaces fuses, tests equipment.
• Operates power and hand tools such as drills, saws, grinders, sanders, cutters, crimpers, and hand tools such as wrenches, hammers, saws, shovels, snow blower, and other miscellaneous tools.
• Maintains work area in clean and orderly condition as well as tools and equipment.
• Checks daily building, grounds and facilities for damage, malfunctions, etc.
• Monitors all safety hazards and takes remedial action to ensure correction.
• Installs and repairs locks on doors.
• Ensures that walkways, parking lots, and common areas are free of snow, properly salted, and properly lighted.
• Maintains grounds, cuts grass, picks up branches/leaves, garbage, cleans drains, erects and repairs fencing, trims bushes, and maintains grease traps.
• Assists with building custodial needs as needed and when directed.
• Works with ladders.
• Responsible for monitoring and assisting in-house contractors responsible for overall building upkeep (e.g. carpet, paint, electric, plumbing, glass, locksmith, landscaping) or security, fire extinguishers, and fire alarm.
• Responsible for preparation and supervising fire safety inspections, as well as Dept of Health inspections where required.
• Responsible for assisting with security and safety drills.
• Assists with putting up decorations as needed in the parish.
• Consistently complies with all policies and procedures.
• Constantly maintains high performance standards at work with regard to personal behavior and interactions with staff, community, and outside organizations.

Qualifications: Required Education/Experience:
Education:
Minimum: High School Diploma or GED & Training in one of the Skilled Trade Areas (e.g. plumbing, electrical, HVAC, construction)
Preferred: Skilled Trades Schooling & Training in one of the Skilled Trade Areas (e.g. plumbing, electrical, HVAC, construction

Experience:
Minimum: 3-5 years’ experience in building maintenance, HVAC, plumbing, and electrical
Preferred: 5-7 years’ experience in building maintenance, HVAC, plumbing, and electrical

Required Skills & Abilities:
• Good knowledge of the maintenance and repair of machinery, plumbing, fixtures, and equipment
• Ability to make repairs and adjustments to a variety of mechanical equipment
• Ability to understand and follow routine oral and written instructions
• Mechanical aptitude
• Practical problem-solving abilities
• Industrious and dependable
• Knowledge of computer and ability to utilize work processing programs
• Possess good time management skills
• Flexibility with work schedule
• Ability to work independently as well as in conjunction with other staff members, and members of the team.
• Valid New York State driver’s license, New York automobile insurance, and a reliable motor vehicle to transport self between sites.
• General knowledge of health, safety and environmental regulations for NYS.
